New Transaction Form


This is an internal document that needs to be put into SkySlope within a few days of your property going under contract (No more that 5 days). You only need to fill this form out once during your transaction.

Top Section of the Form

Everything at the top of this document needs to filled out.Fill in the Property address, city, State and Zip. The Pending date is the effective date of the contract, or the date from the last person who signs the contract. The sold date is the proposed Closing Date. The list price is the price you listed the property at when you put it on the market. The sold price is the final price agreed upon when it went under-contract.

Bottom Sections

When you are filling in this form you only need to put the last name of your client or the business name of the owners. Always fill in the seller, listing agency, and the listing agent. If it is Foundation Realty realty you will need to write “Foundation Realty” (don’t write yes or no), and include the agent that was on the seller side.

Seller Information

If Foundation Realty is on the seller side of the transaction you will also need to fill in the rest of the info on the Seller Information section. DOM is “Days on Market” and you only need to do this if it is for Foundation Realty.

Source

For your source, of where this lead came from, try to be as specific as possible. You want to try to come up with one or two descriptive words of where it came from. Examples of sources: Auction Attendee, Zillow (if it was your own or from David’s Zillow), Cold Call, Direct Mail, FSBO, Facebook, Greeve Construction, Homelight, Realtor.com, KSU business, KSU engineering, open house, paid referral, Parade of Homes, personal referral, Robinson Building, Round Robin, self, SOI, walk in lead, web search, website, yard sign, or direct call.

Referrals

On the Referral Fee % (if any), you need to put the amount and who is being paid. The referral amount can either be a percentage or a flat fee. You need to have a W9 for any referrals.

Commission

The Commission % is only if Foundation Realty is being represented on the Seller or Buyer side. You don’t need to worry about putting in the other side’s commission percentage. This is the Gross %, only what you are receiving from this transaction.

Buyer Information

For the buyer information it is very similar to the seller information. If the buyer is unrepresented you can put Foundation Realty or your name. For the Buyer Agency you want to use the Brokerage at the top of the deal.
